How the calculation works

The calculator uses a standard repayment (French) schedule, the most common in Italy: the payment is constant, made up mostly of interest at first and more and more of principal over time. The rate is assumed fixed for the whole term. Arrangement fees, valuation, insurance and substitute tax are not included.

The tax credit is 19% of interest paid, on up to €4,000 of interest a year, for a mortgage taken out to buy your main home. For higher incomes, since 2025 tax credits are subject to overall caps, so the estimate may be lower.

Repay or invest?

In Italy, early repayment of a home mortgage carries no penalty. Shortening the term saves more interest; lowering the payment frees up monthly budget straight away. Whether to repay or invest that money depends on your net mortgage rate, your horizon and your liquidity: the full reasoning is in the guide pay off your mortgage or invest.
